What we look for
A walled, private villa with its own pool on or near ECR, kept to the Villa De Aqua standard: safe pool, spotless rooms and bathrooms, parking for at least two cars, and staff on site. The walkthrough and audit show us, and you, where it stands.

Owner questions
- What commission does Villa De Aqua charge?
- Commission is charged only on bookings we bring, and can be as low as 15%. Guests from your own existing relationships carry no commission. We share the full terms on a call.
- How long is the agreement?
- The initial term is one year, renewable by mutual consent. After a 90-day settling-in period, either side can exit with 30 days' notice and no penalty.
- Do you guarantee a number of bookings?
- No. Bookings depend on demand, season and how well the villa fits what guests are looking for. We say this plainly so you can judge the partnership on realistic terms.
- Who is responsible for licences and the running of the villa?
- The owner keeps all licences, insurance, staff and operating responsibility. Villa De Aqua handles branding, marketing, guest sourcing and the guest concierge.
- What does the quality audit check?
- Pool condition and safety, cleanliness, bedrooms and bathrooms, amenities, parking, staff and the pet policy. Audits are repeated so the standard holds over time.
